Southwood is located to the southeast of metro Tallahassee. This planned community was first planned to break ground in the mid-eighties, but wasn’t approved until 1999 after amendments were made to the original plan. Southwood is becoming more popular because of it’s convenience. It is not only close to the city but also has shops, restaurants and schools located throughout the area.
Properties in the area include single/multi-family homes as well as apartment complexes and other communities. New residents can move into existing properties, or choose to build on a purchased lot. Southwood is home to Florida State University Schools, a golf club, and the Florida Department of Health. Southwood also contains various nature trails and community parks.
Southwood is still a young neighborhood drawing thousands of new residents over the past ten years. Development of this area was first proposed in 1988 as a solution to make room for residents as Tallahassee grew. The development project was the first of it’s size, which proposed to turn almost nine acres into a flourishing community complete with commerce and local industry. Today, people are moving to the area because it is close in proximity to city amenities, while still having a small hometown aesthetic. Southwood currently spans 3,322 acres with 1,341 houses and 488 apartments.
Development is expected to continue for the next 15 years. Planned expansions include new buildings for the Florida Department of Revenue and the First District Court of Appeal Courthouse. These new buildings will consolidate work being completed in 18 different locations by 5,000 state employees.
Southwood is located to the southeast of downtown Tallahassee. It consists of the area to the east of route 319, south of Route 27, and north from Tram Road. Southwood center is a 15 minute drive from downtown Tallahassee. This area is situated between the city, to the northeast, and the woods surrounding its southeast border. This gives residents easy access to both manmade and natural history.
At the center of Southwood is Southwood Golf Club. The neighborhood surrounding is broken up by a ring of parks and lakes. The area to the north of East Orange Avenue is currently undeveloped.
Southwood is located within a humid, subtropical climate. This means residents get to experience all four seasons, instead of only two. Spring and fall are both mild and dry with temperatures close to 60 degrees fahrenheit. In the fall, the leaves turn from green to bright reds and oranges. Summer is the longest season and includes a humid, rainy season between June and July. Winter begins in December and lasts until February. Temperatures tend to stay in the low 50’s, so snow is very rare here.
Shops in Southwood are mostly in two areas: Southwood Center and and Southwood Village. Southwood Village is an open air mall with a grocery store, restaurants, and other various specialty stores. The stores in Southwood Center are a bit more spread out. Popular Tallahassee boutiques are just over five miles northwest in Midtown.
